Selling the house is the easy part.

The work sits in everything the house contains.

Decades of belongings need sorting. Trades need to be booked and supervised. The timing has to line up with the home you are moving to.

Many agents list the house and leave the move to you. Most people put it off for years because the project looks bigger than the sale.

I built this service to take the whole project off your desk.

Three steps, in this order.

1

Secure your next home first

Before anything happens to the house you live in, we find and secure the next one. Where private financing helps, I arrange it so you can buy as a cash buyer, with no rushed timeline and no temporary housing. The next home can be smaller, larger or simply better placed.

2

Hand over the keys

Professional packers and movers pack your belongings, move them and unpack at your new home. You tell me what stays, what goes and what is donated or sold. The people I hire are supervised and receive only the address they need.

3

Sell the house vacant

After you are settled, the house is cleaned, repaired, staged and professionally photographed. It goes to market empty and at its best, so the sale can focus on getting you the best price.

Your dedicated concierge.

Qualifying clients have a dedicated executive concierge. The concierge books and meets the trades, coordinates staging, and looks after the property until it sells, so there is always one person on the ground who knows your plan.

You make the decisions. The concierge and I handle everything else.

What your concierge looks after

  • Booking and meeting every trade
  • Staging and photography coordination
  • Packing and moving day logistics
  • Keeping watch on the house until it sells
  • One point of contact, so you never chase anyone

One fee covers the move.

I treat the move as part of the job. For qualifying homes and clients, the services listed here are covered by my fee and are never billed on top of it.

If I kept the difference it would only be taxed. I would rather spend it on your move and do my job properly.

The services and your concierge are paid from my commission, so the combined value of your sale and your purchase has to support them. At our first consultation I tell you exactly what applies to you, before you commit to anything.

Sean's parents

This started with my parents.

When my parents began thinking about moving, I watched how much it worried them. Selling the house was the easy part. The hard part was the stuff.

They faced thirty years of boxes, furniture and memories. I saw that the real estate business was failing people like them. Agents were glad to take the commission and unwilling to do the heavy lifting.

I built this business to change that. The same plan I made for my parents now runs for families with larger homes and more complicated moves.

Fourteen years of precision manufacturing, applied to your move.

Before I became a Realtor in 2013, I spent 14 years managing a family manufacturing business. It taught me that a successful move comes down to detail and precision.

I run each move like a project, with a schedule, the right trade for every task, and a decision from you only when one is needed.

My wife, Anna-Maria, and I live in downtown Burlington. We enjoy walks by the lake and spending time with our dogs, Kovacs and Riddick.

In their words

Sean was quick to answer my numerous phone calls and texts with patience and honesty. He took care of packing, staging, the actual move, and selling my house that sold in 9 days.

Kathryn B.Homeowner, 2024

Sean made it so easy. We were worried about moving heavy things, but his team did everything. Best decision we ever made.

Questions

How much can I get out of my home?

Owners who have lived in their home for 20 years or more usually hold a lot of equity. The consultation includes a review that shows how much cash you could have after the move.

Do I really not have to pack?

That is right. You tell me what stays and what goes. Packing, moving and unpacking are done for you and are covered by my fee for qualifying homes.

What makes a client qualify?

The services and your concierge are paid from my commission, so the combined value of your sale and your purchase has to support them. I confirm what applies to you at our first consultation, before you commit to anything.

Who handles the day-to-day coordination?

Qualifying clients have a dedicated executive concierge. The concierge books and meets the trades, coordinates staging and keeps watch on the house until it sells, and you can reach me at any point.

What happens to the things I do not want?

Items can be donated to local charities, sold if they have value, or removed in an environmentally responsible way.

Can I buy my next home before I sell?

Yes. I usually help clients find the new home first, so you move once and never feel rushed.

How long does it take?

Usually 45 to 90 days from our first conversation to moving day. I work to your schedule.

Do you handle the cleaning and staging?

Yes. After you move out, the house is cleaned, repaired where needed, staged and photographed before it goes to market.

Who has access to my home and my details?

The people I hire receive only the address they need to do the work, and they are supervised while they are in the house.

Is this only for people who are downsizing?

No. The plan works the same way if you are selling down, buying a larger home or moving to a different part of town.

Why Burlington and Oakville?
