What it actually costs to downsize in Halton

The real 2026 numbers for packing, moving, cleaning, repairs, staging, photography and junk removal, for a family home sold and a move into a two-bedroom condo.

Almost nobody publishes what this costs, so people guess, and the guess is usually what stops them.

These are the figures I actually pay trades in Halton in 2026, for the move I see most often: a family home of twenty or thirty years, sold, with the owners moving into a two-bedroom condo. Your numbers will differ. Treat these as a realistic middle, not a quote.

Packing, moving day and unpacking

$6,000 to $9,000. This is the big one and the one people underestimate most. It covers professional packers going through the whole house, moving day itself, and unpacking at the condo so you are not living out of boxes for a month. The spread comes down to how much you are keeping, how many stairs are involved, and whether anything needs specialist handling.

Cleaning before the house is listed

$400 to $800, depending on the size of the house. This is a proper pre-listing clean of an empty house, not a tidy-up.

Light repairs

$500 to $1,000 is typical. The small things that have been on the list for years and that a buyer will notice in the first ten minutes. Anything structural is a different conversation.

Staging

$1,800 to $3,000 per month, and more above 3,000 square feet. Note that this is monthly, not a one-off, which is the part that catches people. If the house takes two months to sell, you pay twice. An empty house that is well staged generally sells faster, so this number tends to pay for itself, but you still have to carry it.

For my own clients, at about two months we look at the market together and decide. I will not pretend I can carry a fully staged house indefinitely, though on a higher-value sale there is usually more room. Most often we scale back to the primary rooms rather than strip the house.

Professional photography

$400 to $1,200. The higher end buys drone work, twilight shots and video, which are worth it on a larger or more unusual property and are not worth it on a standard bungalow.

Junk removal and donation hauling

$300 to $1,000. Thirty years in one house produces more than people expect, and the furniture that nobody in the family wants has to go somewhere.

What it adds up to

Add every line above together, with one month of staging in the total, and the honest range is roughly $9,400 at the low end and $16,000 at the high end. Staging is the part that keeps running, so a second month on the market pushes the top of that toward $19,000.

At the low end that is $6,000 for packing, moving and unpacking, $400 cleaning, $500 repairs, $1,800 for a month of staging, $400 photography and $300 junk removal. At the high end, $9,000, $800, $1,000, $3,000, $1,200 and $1,000.

Those are costs, not commission. They sit on top of whatever you pay to sell the house, and in a conventional sale they come out of your pocket, mostly before closing day when you are least able to absorb them.

What actually moves the number

Three things, in order. How much you are keeping, because packing and moving scale with volume more than with square footage. How long the house sits, because staging bills monthly. And how much of it you try to do yourself, which usually saves less than people expect and costs weeks.

Why I publish this

For qualifying moves, all of the above comes out of my commission rather than out of your pocket. That is the whole model, and it only makes sense to you if you know what the services are worth.

Whether a move qualifies depends on the combined value of your sale and your purchase, since the services are paid from the commission on both. I tell you exactly what applies to your move at the first consultation, in writing, before you commit to anything.

Figures are what I was paying Halton trades in 2026 and will change. They are a guide to planning, not a quote, and nothing here is financial advice.
