What is covered, and what it costs
Do you pay for the move?
Yes, for qualifying moves. Packing, moving day, unpacking, upkeep of the house until it sells, cleaning and light repairs, staging and professional photography are paid out of my commission and are never billed on top of it. I confirm exactly what applies to your move at the first consultation, in writing, before you commit to anything.
Is the move really free?
There is no separate bill for it. The services come out of my commission rather than being charged on top, so you are not hiring and paying a moving company, a stager or a cleaner yourself. I used to call this a zero-friction move, and that is still what it is. It applies to qualifying moves, which depends on the combined value of your sale and your purchase.
Is this just a free moving truck?
No. Some agents lend you a truck and you still do the work. I hire professional movers who pack your house, move it, and unpack it at your new home, and a concierge who books and meets every trade. You are not driving anything or lifting anything. For qualifying moves this is paid out of my commission, not billed on top.
What makes a move qualify?
The services and your concierge are paid from my commission, so the combined value of your sale and your purchase has to support them. I confirm what applies to you at our first consultation, before you commit to anything.
What you actually have to do
Do I really not have to pack?
That is right. You tell me what stays and what goes. Packing, moving and unpacking are done for you and are covered by my fee for qualifying moves.
What happens to the things I do not want?
Items can be donated to local charities, sold if they have value, or removed in an environmentally responsible way.
Who handles the day-to-day coordination?
Qualifying moves include a dedicated executive concierge. The concierge books and meets the trades, coordinates staging and keeps watch on the house until it sells, and you can reach me at any point.
Who has access to my home and my details?
The professional movers receive only the address they need to do the work, and they are supervised while they are in the house.
Selling the house
Do you handle the cleaning and staging?
Yes. After you move out, the house is cleaned, repaired where needed, staged and photographed before it goes to market.
What if the house does not sell quickly?
At about two months we look at the market together and decide. Staging bills monthly, so I will not pretend I can carry a fully staged house indefinitely, though on a higher-value sale there is usually more room. Most often we scale back to the primary rooms rather than strip the house, which keeps the photography accurate and the showings working. Either way you will know where you stand rather than finding out when something stops.
Can I buy my next home before I sell?
Yes. I usually help clients find the new home first, so you move once and never feel rushed.
Timing and getting started
How long does it take?
Usually 45 to 90 days from our first conversation to moving day. I work to your schedule.
What does the first consultation cover?
We talk through your goals, your timing and your home, and I explain which of my services apply to you. For questions about your finances, equity or taxes, I work alongside your own lender, accountant and advisors.
How do I start?
Book a call on my calendar or leave your name and number. It is free, with no pressure.
Who this is for
Is this only for people who are downsizing?
No. The plan works the same way if you are selling down, buying a larger home or moving to a different part of town.
Why Burlington and Oakville?
This is where I live and work. I know the neighbourhoods, the streets and the best places to live by the lake.
Still not sure?
A phone call and a short visit at your home, with no obligation. I will tell you exactly what applies to your move before you commit to anything.
