Selling the house is the easy part.

The work sits in everything the house contains.

Decades of belongings need sorting. Trades need to be booked and supervised. The timing has to line up with the home you are moving to.

Many agents list the house and leave the move to you. Most people put it off for years because the project looks bigger than the sale.

I built this service to take the whole project off your desk.

The Blue Tape Project. No decisions required.

Before you decide anything, a roll of blue tape shows you how your home is really used. Walk through each room and ask how often you go in, and why. Tape the door of any room you rarely use, and any box you have not opened in six months.

This is not about making decisions. It is about asking the right questions. The answers show whether rightsizing belongs on the table now, or whether you are perfectly comfortable for the next few years. You can repeat it as often as you like, and your answers may change.

I walk through it with you, from the first question to the keys.

Get the Move Readiness Guide

Three things the tape shows you

  • Ghost rooms: the rooms you heat, clean and maintain but rarely use
  • The real cost of those rooms, as a share of your home's square footage
  • The boxes and totes that are holding you back, tagged to review later

Three steps, in this order.

1

Secure your next home first

Before anything happens to the house you live in, we find and secure the next one, so there is no rushed timeline and no temporary housing. I work alongside your own lender and advisors on how the purchase is arranged. The next home can be smaller, larger or simply better placed.

2

Hand over the keys

Professional packers and movers pack your belongings, move them and unpack at your new home. You tell me what stays, what goes and what is donated or sold. The professional movers are supervised and receive only the address they need. If you have a mover you prefer, I am happy to work with them where possible.

3

Sell the house vacant

After you are settled, the house is cleaned, repaired, staged and professionally photographed. It goes to market empty and at its best, so the sale can focus on getting you the best price.

Your dedicated concierge.

Qualifying moves include a dedicated executive concierge. The concierge books and meets the trades, coordinates staging, and looks after the property until it sells, so there is always one person on the ground who knows your plan.

You make the decisions. The concierge and I handle everything else.

What your concierge looks after

  • Booking and meeting every trade
  • Staging and photography coordination
  • Packing and moving day logistics
  • Keeping watch on the house until it sells
  • One point of contact, so you never chase anyone

One fee covers the move.

I treat the move as part of the job. For qualifying moves, the services listed here are covered by my fee and are never billed on top of it.

I would rather put that money into your move and do my job properly.

The services and your concierge are paid from my commission, so the combined value of your sale and your purchase has to support them. At our first consultation I tell you exactly what applies to you, before you commit to anything.

How we begin

It starts with a phone call and a short visit at your home, with no obligation. From there, this is exactly what happens.

  1. You decide to move forward. If you like what you hear, we agree to take the next step together.
  2. Moving consultation.I arrange a professional moving company to walk through your home and quote the move for everything you want to bring. If you have a mover you prefer, I am happy to work with them where possible.
  3. Your written move plan.I review the quote alongside your home and confirm in writing exactly what I will cover for qualifying moves, from packing and moving to cleaning, repairs and staging. Everything we agree on, including who pays for what, is written into your agreement with me, so it is all on paper.

You make the decisions. I handle everything else.

Sean's parents

This started with my parents.

When my parents began thinking about moving, I watched how much it worried them. Selling the house was the easy part. The hard part was the stuff.

They faced thirty years of boxes, furniture and memories. I saw that the real estate business was failing people like them. Agents were glad to take the commission and unwilling to do the heavy lifting.

I built this business to change that. The same plan I made for my parents now runs for families with larger homes and more complicated moves.

Fourteen years of precision manufacturing, applied to your move.

Before I became a Realtor in 2013, I spent 14 years managing a family manufacturing business. It taught me that a successful move comes down to detail and precision.

I run each move like a project, with a schedule, the right trade for every task, and a decision from you only when one is needed.

My wife, Anna-Maria, and I live in downtown Burlington. We enjoy walks by the lake and spending time with our dogs, Kovacs and Riddick.

Selling your home is mega stressful and can be overwhelming but with Sean's calm and reassuring personality, along with his expertise in real estate, the whole process was smooth sailing from start to finish!

KathrynHomeowner

From the first time we met Sean we knew he was the real estate agent for us. He was caring and respectful. With the first phone call he was attentive and listened to our concerns. This was reflective through the whole process from the listing, showing, sale and closing. He added the extra touches that eased a stressful time making it easier. Sean is fantastic! Super knowledgeable. Kind always available when we had questions. We highly recommend him for selling or purchasing a home or both. Thank you Sean.

Catherine and RobertPast clients

Sean is a knowledgeable realtor that can answer your questions when it comes to the technical aspects of buying a house. He was recommended by our mortgage broker. Based on our experience, the home-buying process would be efficient and almost seamless because the mortgage broker and realtor know each other. What I like about him is his honesty. He will tell you what are the pros and cons of the properties you are viewing and he will not rush you to buy a property that doesn't fit your criteria just for him to make a commission. He is reliable, timely, and true to his clients.

RoyGoogle review

Sean was dedicated, loyal and protective of me as a first time buyer. He didn't mind answering the same question multiple times for my reassurance and understanding. He was in constant communication with me and made me feel like I was his top priority regardless of the day or time. He was very knowledgeable, patient, encouraging and very prompt in completing all tasks. He made sure I got exactly what I wanted/needed. I couldn't have asked for a better realtor! I'll always recommend him and would use him again without hesitation.

Client stories

Two sisters. Two moves. A house sold in 9 days.

The situation
Two sisters were moving to a retirement community, with a lifetime of belongings to pack and two moves to coordinate.
What I handled
I coordinated both moves, had everything packed, set up their new suites and staged the home for sale.
The outcome
The house sold in 9 days, with no physical effort from either sister.

A flood in the middle of a move.

The situation
Partway through her move, an unexpected flood damaged the home.
What I handled
I took charge of the emergency, coordinated every repair and secured a safe, permanent home.
The outcome
The home was fully repaired and the client was looked after throughout.
In her words
“I was in over my head trying to find the right home for my daughter to grow up in, and you kept the dream from being a nightmare. You treated me like a friend, not a client.”

Questions

Do you pay for the move?

Yes, for qualifying moves. Packing, moving day, unpacking, upkeep of the house until it sells, cleaning and light repairs, staging and professional photography are paid out of my commission and are never billed on top of it. I confirm exactly what applies to your move at the first consultation, in writing, before you commit to anything.

Is the move really free?

There is no separate bill for it. The services come out of my commission rather than being charged on top, so you are not hiring and paying a moving company, a stager or a cleaner yourself. I used to call this a zero-friction move, and that is still what it is. It applies to qualifying moves, which depends on the combined value of your sale and your purchase.

Is this just a free moving truck?

No. Some agents lend you a truck and you still do the work. I hire professional movers who pack your house, move it, and unpack it at your new home, and a concierge who books and meets every trade. You are not driving anything or lifting anything. For qualifying moves this is paid out of my commission, not billed on top.

What makes a move qualify?

The services and your concierge are paid from my commission, so the combined value of your sale and your purchase has to support them. I confirm what applies to you at our first consultation, before you commit to anything.

Do I really not have to pack?

That is right. You tell me what stays and what goes. Packing, moving and unpacking are done for you and are covered by my fee for qualifying moves.

How long does it take?

Usually 45 to 90 days from our first conversation to moving day. I work to your schedule.
